About the Role: Senior Financial Analyst, Real Estate Accounting
In this role, you’ll take ownership of monthly financial reporting, including the preparation and review of journal entries and account reconciliations. You’ll handle annual impairment testing across all entities, make capital vs. OPEX decisions, and ensure real estate development projects are properly tracked from setup through to asset management. The position also covers lease accounting under IFRS — both as lessor and lessee — as well as quarterly corporate reporting requirements.
Beyond the technical work, you’ll be expected to communicate effectively with business partners, FP&A, tax, and both internal and external auditors. You’ll also coach and develop team members, contribute to process improvement initiatives, and manage ad-hoc projects as business needs arise — all while maintaining strong documentation and internal controls.

Responsibilities
As a Senior Financial Analyst in Real Estate Accounting, your day-to-day will span technical accounting, cross-functional reporting, and project oversight. These responsibilities are central to ensuring Canadian Tire’s real estate financial results are accurate, compliant, and strategically sound.
- Report on functional results, including analysis of significant variances year over year and versus budget/forecast
- Prepare and review journal entries and account reconciliations as part of the monthly financial reporting cycle
- Conduct annual impairment testing of assets, including goodwill across all entities
- Manage capital vs. OPEX decisions, project timelines, asset setups, amortization periods, and changes in real estate asset classifications
- Track development projects from setup through to transfer to asset management upon completion
- Review and establish appropriate accounting for new leases and lease amendments under IFRS, as both lessor and lessee
- Fulfill quarterly reporting requirements for corporate accounting
- Manage relationships with business partners, corporate accounting, tax, FP&A, and internal and external auditors
- Coach and support the development of team members
- Identify process improvements and contribute to efficiency initiatives across the accounting team
Requirements / Skills

- University degree in Accounting or Finance
- CPA designation is required
- Senior Accountant-level experience at a medium or large company, working with complex accounting models
- IFRS proficiency — ability to determine appropriate treatment of financial transactions
- Advanced Excel skills and proficiency across the Microsoft Office suite (Word, PowerPoint)
- Strong analytical, problem-solving, and strategic thinking capabilities
- Excellent interpersonal and communication skills with a track record of building strong working relationships
- Familiarity with internal and external audit processes
- Working knowledge of PeopleSoft, Hyperion Financial Management (HFM), and Smart View is considered an asset
